San Jose, CA - Twitter recently signed an 8,000 square foot lease at Sunnyvale Business Park. The building, which is managed by Legacy Partners, is located at 400 West California Avenue. Twitter was represented by Andy Poppink, Derek Johnson, and Bret Yerkovich of Jones Lang LaSalle’s Palo Alto office. Dave Sandlin, Susan Gregory, and Kevin Moul of Colliers’ San Jose office represented the owner, Principal Real Estate Investors, in the transaction.
Twitter, the popular San Francisco-based online social networking service, recently decided to make its presence known in Silicon Valley, bucking the trend of companies migrating north into “The City.” Their move is another recent example of well-known companies taking blocks of space in the very hot Sunnyvale office market. The Sunnyvale office market has enjoyed positive net absorption for seven of the last eight quarters.
Activity has been strong at Sunnyvale Business Park, so much so in fact that a new 107,000 square foot speculative office building is under construction and already receiving offers. The three-story Class A office building is currently available for lease with an expected completion date of November, 2013. Kevin Moul/Susan Gregory, Sales and Leasing Specialist/Senior Vice President with Colliers’ San Jose office, commented, “This transaction represents just a part of the strong market momentum that exists in the Silicon Valley. Principal Real Estate Investor’s decision to build is very well-timed to meet the increasing demand for top-tier office space in this region, especially due to its proximity to Caltrain and downtown Sunnyvale.”
Dave Sandlin, Senior Vice President with Colliers’ San Jose office commented, “We couldn’t be happier to have yet another remarkable company set up shop in the Sunnyvale Business Park. It is truly a wonderful place to do business, and Principal Real Estate Investors did an outstanding job in accommodating Twitter’s requirements.”

San Jose, CA - The much-anticipated Downtown San Jose Real Estate Tour brought together a mix of commercial real estate professionals, developers, business leaders, and others for an informative afternoon of current market trends and statistics as well as a look to the future. The event was attended by more than 150 people and was hosted by Colliers International, Hoge Fenton Jones & Arpel, AEI Consultants, San Jose Downtown Association, and the City of San Jose.
The tour started at the San Pedro Public Market on St. John Street and meandered through the city, taking in a host of retail, office, and mixed-use development projects while providing key historical statistics on a variety of locations.
Key aspects of San Jose’s workforce were highlighted during the tour. The Urban Land Institute listed San Jose as one of the top three emerging real estate markets in the country of the 51 metro areas surveyed. Below are key points of why San Jose ranked in the top three for investment, development and home building:
- Employment - 50,000 jobs since 2007 with 25% of them in high paying tech industry fields. In a recent survey conducted by ManpowerGroup, the San Jose region was ranked number one in the "The Best Cities for Jobs this Spring."
- Gross Metro Product per Capita - 4th in the country i.e. disposable income
- Metro Area Education Ranking - 2nd highest # of college educated graduates in the country, only behind Washington DC
- Echo Boomers - Of the top ten markets in the country, San Jose ranked 4th highest with almost 16% of the population. The echo boomers are under the age of 40, highly educated; prefer metro markets, not interested in home ownership, and prefer the flexibility of renting as much as they do the portability of their work environment and their jobs. Recently, Forbes magazine named San Jose as the number one city in the "Ten Happiest Cities to Work for Young Professionals" ranking.
- Supply Constrained: San Jose is a mature land constrained area with high barriers to entry.
David Buchholz, senior vice president with Colliers’ San Jose office commented, “It’s always an exciting adventure. The interest in what’s happening in the downtown area is very high. San Jose is undergoing a metamorphosis in its worker demographic and development is under pressure to meet the changing demand.”
The tour was sponsored by Colliers International, Hoge Fenton Jones & Arpel, AEI Consultants, Equity Office, Republic Family of Companies, Garden City Construction, Johnson & Yau, Legacy Partners, 50 West, Barry Swenson Builder, Embarcadero Capital Partners, LLC in partnership with the City of San Jose and the San Jose Downtown Association.

San Jose, CA - Colliers International held its fifth Charity Poker Tournament at Villa Regusa in Campbell to benefit its charitable foundation, Links for Life California. Over $42,000 was raised for Links for Life, which provides grants to help local organizations that make a difference in the lives of Bay Area children. Since its inception in 2007, Colliers’ Links for Life Foundation has given more than $460,000 to 154 qualifying charities in the Bay Area.
The 135 participants that attended the popular event were comprised of Colliers’ brokers and their guests, which included over 70 giveaways valued at more than $15,000 that were donated by Colliers brokers, their clients and tournament underwriters Vulcan Construction, Hopkins & Carley, TICO Construction, Barry Swenson Builder, and Iron Construction. In addition, a weekend at the Ritz Carlton, Half Moon Bay was donated by the tournament underwriters. Four auction items as well as final table prizes were also part of the evening’s festivities, including a weekend trip to Pebble Beach, donated by Skyline Construction.
Brian Mason of Colliers’ San Jose office was this year’s tournament winner, narrowly capturing the tournament from a great group of finalists in a battle to the finish. “I really enjoyed participating in the Colliers Links for Life Poker Tournament/Fundraiser,” said Mason. “Great cause, great group of people! I was lucky and saw some good cards. Can’t wait for next year!”
Jeff Fredericks, Managing Partner of Colliers’ Silicon Valley office, commented, “As much fun as everyone has at the many Colliers events we host every year, the poker tournament has special meaning. We set aside business for a few hours and get to see the selfless and personal side of those we interact with, both inside and outside the company. I’m humbled by all the support we have received once again this year.”

San Jose, CA - Colliers International’s San Jose office made an impressive showing at this year’s Association of Silicon Valley Brokers (ASVB) awards banquet. Industry veteran Ed Hofer was awarded Industrial Broker of the Year, which he had previously won in 2006, and was also selected as a finalist in 2009 and 2011. John Machado was honored as Retail Broker of the Year for 2012. For Machado, who is also a member of the ASVB Hall of Fame, it was his eleventh Retail Broker of the Year award and his sixth consecutive win in this category. Brett Taylor, a recent addition to Colliers’ bench, was honored as the ASVB Rookie of the Year. In addition, Colliers was recognized for having several finalists in the various award categories.
Ed Hofer commented, “I would like to thank all of my clients as well as the partners, management and staff at Colliers, and other brokers who help create the opportunities that made this award possible. I appreciate how fortunate I am to have started my career in such a dynamic area as Silicon Valley.” John Machado added, “I’m very happy to have received this award by the ASVB in the midst of a very competitive group. I’m very grateful for my clients as well as Colliers for providing such an outstanding platform to operate from.”
Other recognitions from Colliers’ San Jose office included Andy Zighelboim, finalist for Investment Broker of the Year; Bob Rowland, finalist for Land Broker of the Year; and Shane Minnis, finalist for Rookie of the Year.
In addition to supporting the commercial real estate industry of Silicon Valley, ASVB is a charitable organization and the Awards Banquet included charitable awards totaling approximately $183,000 to the association’s supported charities, Senior Housing Solutions, Next Door Solutions to Domestic Violence and the San Jose Family Shelter. Every year, the ASVB gives 100% of donations raised directly to their sponsored charities. For garnering the greatest level of individual broker donation, Colliers was the recipient of the ASVB’s Broker Challenge Award, an award Colliers has been recognized for in nine out of the twelve years it has been given. Finally, Colliers’ own charitable Foundation, Links for Life California, was a Bronze Sponsor of ASVB ceremony for its own donations to the ASVB’s supported charities.
Jeff Fredericks, Managing Partner of Colliers’ San Jose office and a member of the ASVB Board of Directors, commented, “This year’s awards banquet showcased an impressive and deserving group of recipients. Everyone who was recognized tonight is an elite performer in our industry. The icing on the cake is that once again the ASVB topped itself and raised the most money ever for our supported charities. These organizations rely upon ASVB’s support and the entire commercial real estate industry rallied big time to show its generosity. It’s inspiring to see our industry give back to people in our community that really need the support. I’m truly proud to be a part of this.”
